Rent demand letters must be worded carefully to comply with regulations surrounding rent arrears. This can help you avoid further problems down the line should you need to go to court.
The Housing Act 1988 provides the ability for Landlords to increase the rent charged for a property after an initial fixed period has expired – not during the term of a fixed tenancy. We can provide you with the required Section 13 Notice to Increase Rent document to fulfil this requirement correctly.
The Landlord and Tenant Act 1987 states that Landlords must give tenants an address at which they can serve notices. This is particularly important where you have purchased a property with a tenant in situ, as without providing your tenant this information you will be unable to enforce any claims through the courts. This requires a Section 48 notice which we can provide to you.
Should you wish to regain possession of your property, we can provide you with the necessary Section 8 or Section 21 notice, depending on the reason/s for ending the tenancy.
