Many landlords assume they must wait until a tenant owes three months' rent before taking action under Ground 8. However, by serving a Section 8 notice under Grounds 10 and 11 as soon as arrears arise, it may be possible to start possession proceedings sooner and build a stronger case if the arrears continue to increase.
