We don’t want to teach you to ‘suck eggs’ but we also know that the tenancy market can move quickly, leaving you seeking replacement tenants and void periods. We are also delighted to welcome our new members to the Association who may need help in this area.

We have a few tips to help ensure your property is occupied by great, long-standing tenants, which should help support a positive relationship. With this in mind, these are the hints we wanted to share this week:
Make sure your property is in good condition – this will help attract the right tenant and secure you your best market rent.
Establish your target tenant – will your tenants be students, professionals or a large family?
Market your property well – the better the photos, the better impression you will make on those initial clicks to site, or enquiries in general. The lighting is important so try to take photos during the day (the brighter the better). Advertise on well-known sites as your budget allows, and don’t forget that as ELA members we can advertise for you on Zoopla for free. Some have even said that a good old-fashioned board outside the home has worked for them! Social media including WhatsApp groups are also great ways to spread the word of the vacancy.
See who may be your competition – locating the right tenant for your property so its worthwhile seeing the other properties on the market that your tenant may be looking at also, to see how you can give your property the extra inch.
Viewings – ELA landlords conduct the viewings themselves so it is hard for us to impose our thoughts on the best way you should personally handle this, although we would recommend of course you have all your ‘facts’ to hand, so that the tenant understands what their tenancy will fully look like. Also worth selling the local area and amenities although modern tenants tend to have a handle on this type of information before they even get to viewing stage.
Be transparent – this is really important to ensure the healthy relationship you have with your tenant gets off on the right footing. Just be open and honest with your tenants about the checks you will need to do and reassure them that they can be open and honest with you also.
Decide if you are renting your property furnished or not – as an overarching rule, ensure your property inside and out is well maintained and up to standard, with all the correct safety checks. Think about the decoration, the condition of the furniture (if applicable) and garden maintenance and overall curb appeal.
