What Is Selective Licensing?

Selective licensing is a scheme under Part 3 of the Housing Act 2004 that requires landlords in certain areas to apply for a licence for each rental property. Councils usually introduce these schemes in areas with:

  • Poor housing conditions

  • High crime or deprivation

Failing to comply can lead to fines of up to £30,000, rent repayment orders, and even criminal prosecution.
